For sellers
Is my home publicly visible?
No. A Quiet Profile is visible only to buyer mandates that already match your area, range, and stated must-haves. Photos and address stay hidden until you personally approve a specific buyer.
What does it cost me to open a profile?
Nothing. You only pay if a PocketLister introduction results in a completed sale — 1% of the final sale price, on the day of escritura. No subscription, no listing fee, no commitment.
Am I exclusively tied to PocketLister?
Only after you sign a Match Agreement with a specific buyer. That agreement gives PocketLister 12 months of exclusivity on the introduction to that buyer — not on your home. You're free to sell to someone else, list elsewhere, or withdraw the profile at any time.
How is the asking range used?
Buyers see only the range you state. PocketLister does not negotiate on your behalf. The buyer makes a written offer through PocketLister's AI Pilot; you accept, counter, or decline directly.
Can I pause or withdraw my profile?
Yes, any time from your dashboard. Paused profiles stop receiving new introductions but stay on file. Withdrawn profiles are removed from the matching engine entirely.
For buyers
What does €99 actually buy me?
The right to ask one specific owner about one specific home — in writing, through PocketLister. The owner is notified and decides whether to open the door. If they say yes, you receive full brief access and direct contact. If a stated must-have misses anything on the home, the €99 refunds automatically.
What's the refund policy?
Automatic if any of your stated must-haves miss. Within 7 days of unlock you can also request a manual refund — email hello@pocketlister.ai — for any reason, no questions asked.
Is PocketLister Pro worth it over pay-per-unlock?
PocketLister Pro is €299/month with 15 unlocks. Per-unlock pricing at €99 only catches up at four unlocks per month. Pro adds the AI deal copilot, every contract drafted automatically, 24h priority on new matches, and a direct line to outside counsel. First month is free.
Why am I paying anything? The seller pays the commission.
The €99 unlock is the friction that makes PocketLister work. It guarantees the owner that nobody reaches them by accident — every brief in their inbox is a verified buyer with money down. The 1% the seller pays on completion replaces the standard 6% they would have paid an agent + lawyer.
What happens after I unlock?
You receive the full Brief (photos, address, contact), and PocketLister's AI Pilot starts drafting your reservation contract, arras contract, and KYC packet. Both sides have a live workspace. A real lawyer is on the line whenever a human is needed.
About PocketLister
Is PocketLister a licensed estate agency?
No. PocketLister is a private introduction service. The seller and the buyer remain the principals — they sign their own contracts, attend their own notary appointment, and receive or transfer funds personally. PocketLister does not act as agent, escrow agent, or notary.
Where does PocketLister operate?
Costa del Sol — Marbella, Sotogrande, Nueva Andalucía, Estepona, Riviera. Other cities will follow once the model is locked here.
Who are PocketLister's lawyers?
PocketLister works with outside Spanish counsel — independent lawyers who advise both sides without representing either. Their fee is included in PocketLister's 1% completion fee. They are available by direct line during the deal.
What about Open — the publicly-listed ones?
Open homes are properties also visible on Idealista or other portals. PocketLister can introduce you to those sellers too, for free — and if you decide to engage PocketLister for the deal, the seller pays 2% on completion instead of the standard 5%. Different category, same private workflow.
